Can real estate in Croatia be purchased and sold by someone living outside of the country? You can, as a matter of fact, do this with a variety of methods European citizens can acquire real estate without restriction. Citizens that do not belong to a European country must have a document from the Ministries of Legal and Foreign Affairs giving them permission to purchase real estate. A permission document can only be given to citizens belonging to countries that have a signed reciprocity with Croatia. It is also possible to purchase real estate through a company as long as it is registered in the country of Croatia.
